Clermont County Sheriff’s Sales

Effective April 9th, 2025, and pursuant to Ohio Revised Code Section 5721.19(J): The Clermont County Sheriff’s Office may not transfer title of a property purchased at tax foreclosure sale to a purchaser until the purchaser provides a notarized affidavit swearing that the purchaser (or a pass-through entity associated with the purchaser) does not own property in any Ohio county on which delinquent taxes have been assessed and are unpaid, or that circumstances exist as set forth in Section 5721.19(J) that would permit the purchaser to receive title notwithstanding the delinquency.  The affidavit must be in the form and include the language set forth below, or substantially similar. 

Corresponding affidavits are attached below this official notice in a PDF fillable form to print at your leisure.  Blank affidavits which include the language required by law will be made readily available at the Clermont County Sheriff’s Office on the date of sale.

Effective, December 8, 2020, the Clermont County Sheriff’s Office will conduct the sale of all real estate subject to foreclosure on the “Official Public Sheriff’s Sale Website” which is operated by RealAuction based on a contract with the Ohio Department of Administrative Services. The process under which these sales will be completed is detailed at the Clermont County RealAuction website (https://clermont.sheriffsaleauction.ohio.gov/). All prospective bidders should familiarize themselves with this new process.

IMPORTANT INFORMATION

RealAuction will continue to conduct webinar training classes via the internet on a regular schedule. These webinar classes generally last 90 minutes and specifically cover the use of the software. Attendance is by registration only.

All Sales begin promptly at 10am EST. Tax sales will continue to be held at the Sheriff’s office located at 4470 State Route 222, Batavia, OH 45103. When arriving for tax sales, please park in the Municipal Courthouse parking lot and use the sidewalk to walk over to the Sheriff’s Office. Sales are currently being held outside under the awning behind the Sheriff’s Office, weather permitting, or inside in the Sheriff’s Training Room. The sales list provided is for informational purposes only. All care is taken to ensure the accuracy of the sale information; however, we cannot control the information provided to us. The Clermont County Sheriff’s Office assumes no liability for erroneous information. Properties are listed here after the Sheriff’s Office has received an Order of Sale, had the property appraised, and set a date for sale. The Sheriff’s Office has no information on foreclosures before the court orders the sale. A sale may be cancelled at any time prior to the actual sale or withdrawn with a court order. Sales are advertised in the Clermont Sun newspaper unless otherwise requested by the plaintiff’s attorney. Sheriff’s Sales of Real Estate (Foreclosure) and Tax Sales are advertised for three weeks.

Purchasers at sale are cautioned that in accordance with Ohio Revised Code Section 2329.30: The court from which an execution or order of sale issues, upon notice and motion of the officer who makes the sale or of an interested party, may punish any purchaser of lands and tenements who fails to pay within thirty days of the confirmation of the sale the balance due on the purchase price of the lands and tenements by forfeiting the sale of the lands and tenements and returning any deposit paid in connection with the sale of the lands and tenements, by forfeiting any deposit paid in connection with the sale of the lands and tenements, as for contempt, or in any other manner the court considers appropriate. Upon motion, the court may order the return of any remaining portion of the deposit of the purchaser, less the costs of a subsequent sale and any other remedy the court considers appropriate. An order for contempt for failure of the purchaser to pay voids the confirmation of sale and transfer.
